The preparation of a commercial survey report differs in several ways to that of
a residential one. For example, Repairing Covenants, length of lease, and liability
for dilapidations and repairs are important issues that are discussed in detail within
our reports, subject to availability of a copy of the lease.
If you are considering purchasing or renting commercial premises you are well advised
to commission a pre-acquisition or building survey in order to fully assess the condition
of the property prior to making any formal commitment. The condition and cost of
repair may have a bearing on the price or the rent you are willing to pay.
Most commercial lease terms state that the tenant accepts responsibility for the repair and maintenance of the property. Prospective tenants are advised to have a commercial survey undertaken on the condition of the property before they enter a legal commitment in order to avoid any later negotiation of claims for disrepair.

Pre - Acquisition Surveys
Property is increasingly regarded as a good long term investment, even in the current economic climate, but this can often be threatened by defects which go undetected at the time of purchase.
We recognise the need to minimise these risks as far as possible which is where a pre acquisition survey will reassure you as to the true condition of the property and alert you to any defects. The object of planned maintenance is to predict when certain repairs to a property will be required and therefore allow for proper budget control and reduce the cost of emergency ad-hoc maintenance and the inevitable disruption to your business that this can involve. Planned maintenance schemes can be just as appropriate for small or individual buildings as they are for larger property portfolios.

Schedules of Condition
Prospective tenants entering a lease agreement should seek to protect their interests by recording the condition of the premises at the commencement of their term. Without this protection tenants can be required by landlords to undertake costly repairs, even though the defects pre-date their occupation of the property.
