Residential Surveys

Furnells Chartered Building Surveyors have a wealth of experience within the partnership and are licensed to provide the full range of RICS Home Surveys. In addition, as both partners are Chartered Building Surveyors and RICS Registered Valuers, the practice also offers a range of surveys tailored to your specific needs, whether you are purchasing, renovating, leasing or maintaining a property, including private valuations and Building Surveys.

What purchasers need to appreciate is that a survey often leads to a better price being achieved for the property, allowing the potential for re-negotiation on the purchase price. In uncertain economic times it makes sense to achieve the best possible value when considering a purchase.

We understand that choosing the type of survey most appropriate to your own particular circumstances can be difficult, therefore we always take time to listen carefully to your requirements so we can offer the right service for you.

Should you instruct us to undertake a survey or valuation on your behalf we always offer a face-to-face consultation, either before or after the inspection and report. For further advice on which type of survey is most appropriate if you are purchasing or selling a home please download the RICS document ‘Helping you choose the right survey’.

Please also see Specialist Services for a range of additional specialist consultancy services which can be arranged in conjunction with our surveys. Examples of these types of services would include specialist gas or electric testing, timber and damp inspections, drainage and red ash testing.

Private Valuation Report

More and more lender valuations are being undertaken without a surveyor even visiting the property and therefore cannot be relied upon as being accurate.

All our valuations are undertaken by an RICS Registered Valuer so you can be sure that they have been completed following the strict guidelines set out by the scheme. For further reassurance on the standard of service you can expect please download the RICS document ‘Why use an RICS registered Valuer?

Whilst a private valuation will take into account the overall condition of the property, it is not a survey and is not intended to identify deficiencies with the property, many of which may be costly and inconvenient to repair. Should you wish a more in-depth report detailing the condition of the property, there are a range of surveys available from which to choose.

If you would like a quotation for a private valuation please call us on 01260 291089 or alternatively please complete the online request form on the left.

RICS Condition Report

Recently launched by the RICS, the RICS Condition Report is intended to appeal to those who are purchasing or selling a conventional residential property, built using common materials and techniques and in apparent reasonable condition. This report follows a standard format set out by the RICS and focuses on the condition of the property using a clear ‘traffic light’ rating for different parts of the building, services, garage and outbuildings.

For a full description of this service please download the RICS document ‘Description of the RICS Condition Report Service’.

RICS HomeBuyer Report

The RICS HomeBuyer Report, formerly known as the RICS Survey and Valuation Report, offers you more extensive information than the RICS Condition Report, but is still intended to be suitable for those purchasing or selling a conventional residential property, built using common materials and techniques and in apparent reasonable condition.

For a full description of this service please download the RICS document ‘Description of the RICS HomeBuyer Report Service’.

Building Survey

The Building Survey, previously known by many as a ‘Full structural Survey’ is suitable for all types, sizes and age of property, however, it is particularly appropriate if you are considering purchasing or selling a large, unusual, old, listed, run-down or altered property or if you are pros posing to undertake any major works in the near future.

This report gives detailed information about the structure and fabric of the property and includes a thorough inspection and detailed report on a wide range of issues which can include comments specific to your own particular requirements.

A Building Survey does not as standard include a market value or a re-instatement figure but these can be provided as a separate extra service. A copy of our standard terms and conditions of engagement for this type of report are available on request.

If you would like a quotation for a Building Survey please call us on 01260 291089 or alternatively please complete the online request form on the left.
