What purchasers need to appreciate is that a survey often leads to a better price being achieved for the property, allowing the potential for re-negotiation on the purchase price. In uncertain economic times it makes sense to achieve the best possible value when considering a purchase.

Private Valuation Report
More and more lender valuations are being undertaken without a surveyor even visiting the property and therefore cannot be relied upon as being accurate.
All our valuations are undertaken by an RICS Registered Valuer so you can be sure that they have been completed following the strict guidelines set out by the scheme. Whilst a private valuation will take into account the overall condition of the property, it is not a survey and is not intended to identify deficiencies with the property, many of which may be costly and inconvenient to repair. Should you wish a more in-depth report detailing the condition of the property, there are a range of surveys available from which to choose.

RICS Condition Report
Recently launched by the RICS, the RICS Condition Report is intended to appeal to those who are purchasing or selling a conventional residential property, built using common materials and techniques and in apparent reasonable condition. This report follows a standard format set out by the RICS and focuses on the condition of the property using a clear ‘traffic light’ rating for different parts of the building, services, garage and outbuildings.

RICS HomeBuyer Report
The RICS HomeBuyer Report, formerly known as the RICS Survey and Valuation Report, offers you more extensive information than the RICS Condition Report, but is still intended to be suitable for those purchasing or selling a conventional residential property, built using common materials and techniques and in apparent reasonable condition.

The Building Survey, previously known by many as a ‘Full structural Survey’ is suitable for all types, sizes and age of property, however, it is particularly appropriate if you are considering purchasing or selling a large, unusual, old, listed, run-down or altered property or if you are pros posing to undertake any major works in the near future.
This report gives detailed information about the structure and fabric of the property and includes a thorough inspection and detailed report on a wide range of issues which can include comments specific to your own particular requirements.
A Building Survey does not as standard include a market value or a re-instatement figure but these can be provided as a separate extra service. A copy of our standard terms and conditions of engagement for this type of report are available on request.
