An estimated 80% of people purchase a home and rely solely on the mortgage valuation undertaken on behalf of their Lender. What most people fail to appreciate is that this valuation is not a survey and is simply to confirm to the Lender that there is enough security in the property to cover the moneys they are considering advancing.
Commercial surveys are similar to residential surveys in that their primary purpose is to assess the condition of a property and identify any problems there may be. As well as producing comprehensive, individually tailored, and pre-acquisition surveys, Furnells Chartered Building Surveyors also prepare schedules of condition for all types of commercial property.
A reinstatement valuation or cost assessment is to assess the cost of rebuilding a property in the event of total destruction, usually a requirement of your buildings insurance. Buildings should be insured to cover the full cost of demolition and rebuilding together with any other allowances required for example by the terms of a lease. Should the property be under insured, the insurers are not obligated to pay the full costs required to reinstate the building.
The CDM Regulations place duties on all those who can contribute to the health and safety of a construction project including clients, designers and contractors. The CDM Co-ordinator’s primary function is to act as the Client’s key project advisor in respect of construction health and safety risk management, and manage the flow of health and safety information between clients, designers and contractors.
